All calculators run in your browser. What you type into them is not sent to us.
- Booked nights per month = 30.4 × occupancy.
- Stays per month = booked nights ÷ average stay length.
- Booking income = booked nights × nightly rate + stays × the cleaning fee you charge.
- Costs = rent + bills + supplies + software and repairs + stays × cleaning cost, plus the platform fee and any management fee as a percentage of booking income.
- Profit = booking income − costs.
Worst, base and best cases re-run your numbers with lower or higher occupancy and nightly rate. In the profit calculator the worst case is 15 points less occupancy and a 10% lower rate; the best case is 10 points more occupancy and a 10% higher rate. They are stress tests, not forecasts.
Legal Status Labels
- Allowed
- Short-term rentals are permitted without a dedicated permit or registration.
- Permit required
- Permitted with a license, permit or registration.
- Restricted
- Permitted only under conditions, such as a primary-residence rule, a night cap or zoning limits.
- Banned
- Short-term rentals of the kind described are not permitted.
A status describes the rules for hosting. A tenant also needs the landlord’s written permission and must follow any building or HOA rules.
