Mid-term rentals, furnished stays of a month or more, are the quieter cousin of short-term rental arbitrage. They usually earn less per month but need far fewer turnovers. In some cities they are also the only option once short stays are restricted.

Rent is $1,800 and bills are $310. The unit rents for $3,200 a month furnished, stays average 3 months with 10 empty days between them, turnovers cost $150 and the listing fee is 3%.

  • Effective occupancy is about 90%, and average monthly income about $2,884.
  • Profit is about $642 a month, with about 3.6 turnovers a year.
  • That is about $537 less than the $1,179 short-term estimate.

With 30 empty days between stays, profit falls to about $188. The empty days carry most of the risk in mid-term rentals.
