Most pricing advice starts from what the market will pay. This calculator starts from the other side: what your lease and costs require. You need both numbers. If the rate your costs require is higher than what the market pays, no pricing strategy will fix the deal.

How to Read the Result

The average rate needed hits your profit goal at your expected occupancy. The break-even rate is the lowest average rate that covers costs at that occupancy. Set any dynamic pricing tool’s minimum price above the break-even rate.

Worked Example

Fixed costs are $2,280 a month, the goal is $1,000 profit, expected occupancy is 70% with 3-night stays, cleaning costs $75 against an $85 fee, and the platform fee is 3%.

  • Average rate needed: about $156 a night.
  • Break-even rate: about $108.
  • With a 20% weekend premium: about $148 on weeknights and $177 on Friday and Saturday.

At 55% occupancy the same goal needs about $200 a night. If similar listings nearby sell for $150, the goal only works when bookings are strong.

Using the Result

  • Check it against comparable listings of the same size and quality, not the whole city.
  • Keep the break-even rate as a floor for last-minute discounts.
  • Re-run it for your slow season with lower occupancy.
