Furnishing is usually the largest single startup cost in rental arbitrage. It is also the one you control most. This estimator builds a budget room by room so you can see where the money goes and what changes at each quality level.
How It Works
Choose bedrooms, bathrooms and a quality level. The estimate adds a budget for each bedroom, the living room, the kitchen and dining area, each bathroom, and technology and decor. The budget and premium levels scale the standard prices down to 65% or up to 160%.
Worked Example
A one-bedroom, one-bathroom unit at the standard level:
- Bedroom $2,200, living room $2,600, kitchen and dining $1,200, bathroom $300, technology and decor $1,200.
- Total: about $7,500. Budget level about $4,875; premium about $12,000.
- A three-bedroom unit at the standard level comes to about $11,900.
Where to Spend and Where to Save
- Spend on sleep. Mattresses, pillows and two sets of linens per bed.
- Spend on durability in high-use items like sofas and dining chairs.
- Save on decor. It is cheap to change later.
- Match the market. Premium furnishing only pays off where guests pay premium rates.

- Are the Default Prices Quotes?
- No. They are starting assumptions. Replace them with prices from the retailers or furniture packages you are considering.
- Should I Buy or Rent Furniture?
- Renting lowers the cash you need up front but adds a monthly cost for as long as you rent. Compare the monthly rental price with the purchase price divided by the months you expect to keep the unit.
- What Do Guests Notice Most?
- Beds, mattresses, linens and a well-equipped kitchen. Spend there first.
- Does It Include Delivery?
- No. Add delivery, assembly and sales tax separately.
